What would it cost to tear down a mobile home and replace it with a modular?
Filed Under Renting & Real Estate | 2 Comments
My husband and I are looking to buy our own home. I am very interested in modular homes (there are lots of nice ones that I have looked at). We threw around the idea of buying land and putting in our own, but there are so many hidden costs, like drilling a well, hooking up electricity, plumbing, water….all of that stuff. So then I thought about buying a mobile home that recently come up for sale in our area, tearing it down, and replacing it with a nice modular. What kind of hidden costs would we get into there? Does anybody have any idea what it would cost?

I plan on getting a real estate license for the education and qualification when managing my private real estate investment career.
Where/how do I deduct these costs on my taxes? Eventually I’ll set up a real estate company where I could deduct them, but that won’t be set up for a while.
Thanks.

How do you sale a half a million dollar home next to a ***** house?
Filed Under Personal Finance | 5 Comments
I have moved to Ks and in the downtown area I came upon some beautiful home in the $250,000 to $500,000 dollar ranges. Then I rounded the corner and I swear…this house was so ragaddy that only thing it was good for was using drugs in. Yea, people had the nerve to be on the outside of it just smoking and have a good ol time. How do you pull that off? The only thing I can think of is tax break…

What are the capital gains taxes on the sale/purchase of a summer home?
Filed Under United States | 4 Comments
I am considering selling a beach house and buying another beach house. I would realize about a $500K capital gain on the house I sell. If I buy another beach house with the proceeds of the sale, will I be liable for capital gain taxes when I roll the money into a purchase of like kind?

The car dealer sales manager lied to me about certain things of the used car?
Filed Under Buying & Selling | 7 Comments
I just bought a used car and brought it back home. I noticed several things that I asked the sales manager about. The explanations ended up to be false, so he basically lied to me about certain items inside the car. Can I do anything? Please help!
Well for example, I asked him about these spots on the clear plastic piece for the instrument panel. He said it was just from the spray they use for cleaning and it can just be wiped off. I couldn’t get them off at home.
I also bought from an official Infiniti dealer. Does that make any difference?

Home sale, lease to own option?
Filed Under Renting & Real Estate | 3 Comments
I’m in a very soft market right now and wish to offer my home for sale with a lease to own, or purchase contract.
However, I want to require $20,000 down that in the event the buyer’s did not follow-through with the purchase, they would loose their down payment. Since I have a loan on the home, I cannot owner finance the home. Is this doable? Or would the leasees have ownership rights to the home?
Can my attorney draw up a contract that basically states the $20K is a down once is transfers to a purchase, if they default on the rental payments or fail to convert to a purchase in 12-18 months, they loose their $20K and walk away?
